BFC technicians photograph and log what they find on every visit. They take before and after photos of the services they perform on each unit, and capture and note other things they find while there. These site issues range anywhere from trash and debris on the roof, to safety-related concerns like a damaged safety rail, to issues that require immediate attention like a disconnected line.

These site issues go into ReportLink™ with photos, notes and location detail, so a regional or national facilities leader can review and take action. It also provides a record to evidence that the service program ran at a given site on a given date.

Air filter replacement

Return air vent cleaning

Vent returns kept clear so air completes the loop across an open showroom. Dry, vacuum-only cleaning.

Fan belt replacement

A belt slips before it snaps, and on a site with multiple RTUs, the one that stopped pulling its weight can easily go unnoticed.

What time and load leave behind.

This is a coil before and after a planned cleaning — just one of the essential HVAC services that drive unit energy efficiency and performance. Nothing here is broken, which is the whole point. For a large furniture showroom, the effects of the “before” picture don’t end up on the utility bill.

The half inch with visible gaps.

Standard box filters are designed half an inch short on each side, and unfiltered air fills the gaps. That is not a maintenance issue — it is a design flaw, and no filter schedule fixes it. The coil takes on air the filter was supposed to catch first, for every unit on a roof. Tiger striping on an evap coil is that gap made visible.

The PleatLink® Filtration System was patented in 2000 to close it, and is still manufactured at our Nashville facility. Continuous media, reusable metal frame, cardboard-free. The media extends an inch beyond the frame top and bottom, forming a gasket-like seal that fills the whole filter track. MERV 8 and MERV 13, tested to ASHRAE standards by Blue Heaven Technologies, and specification-matched per unit rather than to the nearest stock size.

Why cadence is set per site, not per chain.

Size of showroom, location of building, environmental conditions, and more are all factors that determine a planned HVAC schedule. Assuming all sites are the same over-serves some while under-serving others. Regardless of frequency, the routine HVAC work — filters, coils, belts — and performance standards is the same for every site.
