Restaurant & Fast Food HVAC Maintenance

Dining rooms and kitchens
fight over the same air.

Planned HVAC and refrigeration services that support energy efficiency and budget predictability for restaurant and fast food chains, self-performed at every location.

The hardest-working unit in a restaurant is on the roof.

The essential HVAC checklist for restaurants. Nothing skipped, nothing deferred.

What gets done and what moves the interval in a building with a commercial kitchen in it. Every row is a planned visit with a completion record.

Service What determines the cadence
Air filter replacement Rooftop units and makeup air units serving the dining room and kitchen Grease-laden, humid return air. Kitchen output and makeup air volume move it shorter still.
Coil cleaning Condensers and evaporators on rooftop units and on refrigeration Grease carryover onto the evaporator, plus runtime.
Refrigerated walk-in and case cleaning Walk-in coolers and freezers, reach-in cases and prep-line refrigeration Product volume, door cycles per shift, and what is required for compliance.
Return air vent cleaning Return vents and grilles across the dining room and service areas How much of the dining room shares air with the kitchen.
HVAC and exhaust fan belt replacement Rooftop units, makeup air units and kitchen exhaust fans Runtime hours and unit age.

ReportLink™

Every visit is verified and documented in your customer portal.

Business Reviews

We review quality, SLAs, and KPIs on your preferred cadence.

Every visit leaves a record. And some.

Our technicians photograph and log what they find on each service visit at every restaurant location. Not just the before and after of each service performed, but other things they see while there. A broken roof hatch. A frozen coil. Standing water on the roof.

Those site issues go into ReportLink™ with photos, notes, and location detail, so a general manager and a corporate or franchise facilities lead can review and determine next steps. Our technicians identify 40k+ site issues a year, and every one of them reaches our customers unpriced.

BFC does planned work only and never quotes a repair, so nothing about our findings are inflated — and the report in your hands was not written by anyone who stood to gain from it.

What we do in a restaurant.

Essential services that keep HVAC units performing as intended. Planned, scheduled, and 100% self-performed.

HVAC filter changes

Grease-laden, humid return air loads filters faster than any published interval assumes, and what customers feel is kitchen heat reaching the dining room. Changed on schedule, not on notice.

HVAC coil cleaning

A dirty coil costs more than a dining area nobody wants to sit in. Grease carries onto the evaporator, impacting capacity and energy consumption.

HVAC and exhaust fan belt changes

Belts fail under the heaviest HVAC load. Exhaust fan belts matter more here than other verticals, because the kitchen cannot run without them.

Refrigerated walk-in and case cleaning

Walk-ins and reach-ins carry the inventory, and buildup costs temperature stability first before risking food safety or spoilage.

Return air vent cleaning

Vent returns kept clean and clear so airflow stays moving. This is not kitchen exhaust or hood cleaning, which BFC does not perform.

Asset data collection

Make, model and serial captured per unit and per location to build an accurate HVAC asset list for growing brands and franchise locations.

What HVAC load and time leaves behind.

See what a coil looks like before and after a planned, routine cleaning — one of the essential HVAC services that support energy efficiency and system performance.

The half inch nobody designed out.

Standard box filters are designed half an inch short on each side, and unfiltered air takes the gap. That is not a maintenance issue — it is a design flaw, and no filter schedule fixes it. Over a kitchen it means the coil takes on grease-laden air the filter was supposed to catch first. Tiger striping on an evaporator coil is that gap made visible, and the effects of it multiply across a restaurant chain or portfolio.

The PleatLink® Filtration System was patented in 2000 to close that gap, and is manufactured at our plant in Nashville. Continuous media, reusable metal frame, cardboard-free. The media extends an inch beyond the frame top and bottom, forming a gasket-like seal that fills the whole filter track. Specification-matched per unit, in MERV 8 and MERV 13, and tested to ASHRAE standards by Blue Heaven Technologies.

Changing filters on schedule is affordable.
Not changing them isn’t.

The work is identical at every unit. Same filters, coils, belts, at the same intervals. What you lose by skipping it depends on whether you own the unit, license the brand, or answer to the client.

The repair you didn’t budget for.

Filter replacement is a line on the budget. A compressor is not. Planned work you can predict; while a failure arrives unscheduled and costs a multiple of the proactive visit designed to prevent it.

The complaint you can’t act on.

A guest doesn’t distinguish between a corporate store and a franchised one, and air and comfort is one of the first things they notice. One vendor on one schedule holds the same standard for every location in every market.

The visit you can’t prove happened.

You need evidence rather than assurances that service was performed at each restaurant location. Every visit is self-performed and documented per unit in ReportLink™ — dated and photographed.

Everything is dated when a task is performed. Just very thorough and professional. I don’t think I could be more satisfied with our first visit. We typically feel oversold and underdelivered when dealing with vendors, but this experience was great!

Tyler Hamilton, Managing Partner/GM
Texas Roadhouse

BFC is a long-time partner and one that has been nothing but professional, timely and efficient. Their service is one that we can count on and do not have to follow up wondering if the job was done. In rare occasions where an issue arises the problem is taken seriously and the follow through is concise. I am a fan!

Christopher H. Blevins, Facility Maintenance Director, U.S.
Regal Theatre

Over the nearly nine years I have had the privilege of working with BFC Solutions they have consistently demonstrated what it means to be a reliable and forward-thinking partner in commercial facilities maintenance. Their competitive pricing, strong administrative performance, and robust recurring service capabilities have made them a dependable choice across a wide range of operational needs.

Sinjen Miller, Managing Director
CBRE

We serve more than just restaurants.

Planned and scheduled service programs, adapted to each industry’s strain on their HVAC equipment.

Grocery Stores

Refrigeration across every department, on razor-thin margins, in a store people are meant to linger in.

Convenience Stores

Small footprints, high transaction volumes, and reliance on prepared foods to drive revenue. The RTU has a very big job.

Retail

Large conditioned square footage where filter neglect reaches the energy bill before anyone reports discomfort.

Property Management & Commercial Real Estate

Portfolios where the landlord carries the rooftop unit and/or a tenant may be responsible for maintenance.

Facilities Management

The recurring scope an FM firm absorbs for a client, documented per site so findings go straight up the chain.

Every location on the same program.

Company-run or franchised, it’s one performance standard. Tell us about your restaurants and we’ll build a planned HVAC program that scales.
